CANCELLATION POLICY

  1. We will provide a full refund if you cancel your reservation 45 days or more to your arrival date.
  2. No refunds with LESS THAN 45 DAYS to arrival date.
  3. We reserve the right to subtract the credit card processing fee of 3% from your refund if payment was made by a credit or debit card.
  4. No refunds are given for weather, road conditions, Acts of God, pandemics, mechanical failures at the rental, and any health or personal reasons.

TRIP CANCELLATION INSURANCE is highly recommended for full protection of your vacation investment. If you do not purchase trip cancellation insurance, you will be self-insuring your trip. PAYMENT SCHEDULE

FIRST PAYMENT: 50% of your reservation total is due at the time of booking. If you are paying by check or money order, we will hold your reservation for 7 business days to allow for mailing time. SECOND PAYMENT: The balance of your lodging payment is due 30 days prior to arrival. Checks returned for non-sufficient funds will be charged a $30 fee.

ARRIVAL/DEPARTURE

Check in time is 4:00 PM Eastern Time or later. Check out time is by 10 A.M. Eastern Time. Early check-ins are typically NOT available during peak periods including holidays, spring break, summer or the month of October. However, you may contact us after 1:00 p.m. the day of your arrival to check status of the cabin. We’ll let you know if your cabin is ready earlier than 4:00. Please TEXT Kim Pate at (865) 412-1204.

For check-out instructions, refer to the checklist provided the laminated card on the refrigerator. We expect guests to leave the house in “broom clean” condition, with the thermostat(s) set to 75 degrees in the summer and 65 degrees in the winter. All doors and windows must be locked and secured. Place trash in outside receptacles and wash and return dishes to the cupboards.

GENERAL INFORMATION AND POLICIES

ANY FORM OF SMOKING OR VAPING IS STRICTLY PROHIBITED INSIDE THE CABIN. Please respect our cabins and the next arriving guests. If smoke is detected by housekeeping, we will notify you if remediation is required. Any remediation costs will be charged to you. You may smoke outdoors on the deck where buckets are provided for cigarette butts.

EXCEEDING THE MAXIMUM OCCUPANCY IS GROUNDS FOR EVICTION. If there are more people at the property than you stated on your reservation and it exceeds our maximum occupancy, you risk eviction by the Sevier County Sheriff.

VISITORS: All undeclared guests (those not on your lease) must be approved in advance. Please contact us if you plan to have friends or family stopping by for the day or overnight. As long as the occupancy of the cabin is not exceeded, we are usually fine with guest visits. We just need to make sure there is adequate parking and that there is no risk of any nuisance to the neighborhood.

WHAT WE PROVIDE: Your rental includes the set up of the house with towels and bed linens. There’s a STARTER supply of toilet paper and paper towels. We provide hand soap, liquid dish soap, dishwasher detergent, and basic cleaning supplies. Once your starter supplies are used up, you’ll be responsible for purchasing more if needed.

NOTIFICATION OF OWNER: If you find that something is not operating correctly, appears damaged or needs housekeeping attention, you agree to notify us of the situation promptly DURING your stay. If a service call is required, you agree to provide access to the property and pets must be secured.

WATER OR ELECTRICITY OUTAGES: If basic utilities such as water or electricity experience a lengthy outage of more than eight (8) hours, we will attempt to move your party to another cabin, if available. If the outage continues or we are unable to provide alternate accommodations, we will refund the portion of your stay that is impacted by the outage. These situations are very rare but we want you to know that we will do everything possible to address the outage promptly with your comfort and safety in mind.

INTERNET SERVICE: Each property offers high speed internet. However, if there is an outage beyond our control, no refunds or rate adjustments will be made. We will do our best to expedite any service calls, if necessary, and replace routers promptly if our equipment should fail.

PET STAYS: Dogs ONLY & no puppies! - We offer dog friendly rentals at specific cabins. All pet stays must be approved and appropriate fees (variable) paid in advance. If unapproved animals have been found at the rental, you risk being evicted from the property. You agree to pick up after your pet and dispose of waste properly. Pets must be on a leash when off premises per Sevier County Animal Control. Pets may not be left on the deck or tied outside while you are gone (ideally they should be crated). If your pet causes damage to the property, you agree to immediately pay for repairs or replacement of property.

HOT TUBS: Hot tubs are drained, cleaned and refilled after each guest stay. The bromine floater in the hot tub should provide the proper amount of chemicals to maintain water quality (set to 4 on the floater).

Hot tubs should not be used if you are pregnant or have a health condition where extended periods in hot water may be not safe. Children must be supervised at all times and never left unattended in the hot tub. Jewelry may become discolored from the hot tub chemicals.

You must shower before using the hot tub if you have used tanning oils or body lotions as these will impact the water quality and may damage the motor. Never allow pets to enter the hot tub. Do not use bubble bath, soap or similar products in the hot tub. If additional hot tub cleaning is required due to products added to the water, or if the hot tub has foreign material in the water, you will be charged for the labor cost.

COMMUNITY RULES: Guests agree to abide by community rules and not to cause nuisance to any neighbors by their actions, noise, pets or other. You risk being evicted if neighbors call the police to complain about nuisances. Remember that there are permanent residents living in the area and you must respect their rights. House parties are not permitted and will be cause for immediate eviction.

THEFT OR LOSS OF PROPERTY: You are solely responsible for all personal items brought to the property. Please secure valuables while you are gone by placing them out of view, closing window blinds, locking all entry doors, etc. The rental property’s insurance will not cover items brought into the cabin by outside parties. When you are away from the cabin, check that all doors are locked and curtains or window blinds are closed. We recommend that electronics and valuables are not left out in view. If you will be gone for a while, we recommend you leave a TV on and an inside and outside light so the house appears occupied.

FORGOTTEN ITEMS: If you believe you have left an item behind, contact Kim Pate (865) 412-1204 as soon as possible so we can have housekeeping search for your item. If they have to make a special trip, there will be a $25.00 service call fee plus the cost to ship the item back. Items left behind and not claimed will be donated to a local charity.

DAMAGE WAIVER/DEPOSIT: We require a damage deposit to rent our properties. It is an authorized hold in the amount of $300.00. The deposit would be utilized for accidental damage up to $300.00 (in labor and materials) such as stained sheets, torn quilt tops, gouged walls, broken dishes or minor scratches on furniture. Accidental damage costs exceeding the $300.00 must be paid by the guest. Negligent or willful damage is not included in the waiver, nor is damage by pets. The individual who booked the rental is responsible for prompt payment of any repair or replacement costs that exceed $300.00. If reimbursement to 2nd to None Cabin Rentals is not made within 15 days of notification, legal action may be filed in Sevier County General Sessions Court. Damage to the property by pets (or guests) will be charged according to the cost of repairs and we will provide you with a copy of the receipt.

MINIMUM AGE FOR LEASEHOLDER: We require the responsible party who signs the lease to be at least 23 years of age. If you are younger than 23, please email me at or text me at (865)412-1204 for a possible exception, GUEST agrees to indemnify and save LESSOR harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.
